A. Being designated as a waterfront district planned action means that a proposed project has been reviewed in accordance with BMC 16.30.100 through 16.30.180, and found to be consistent with the development parameters and environmental analysis contained in the preferred alternative of the EIS.

B. Upon designation by the city’s PAO responsible official that a project qualifies as a planned action, the project shall not require a SEPA threshold determination, preparation of an EIS, or be subject to further procedural review under SEPA. Additionally, projects will be subject to applicable city, state, and federal regulatory requirements. The planned action designation shall not excuse a project from meeting the city’s code and ordinance requirements apart from the SEPA process. [Ord. 2013-12-091 § 1].
