Preferred access to Fairhaven Pkwy. shall be via 16th St. and Cowgill Ave. Alternative access may come from 14th, Wilson, 15th to the northeastern corner of this site. The 15th St. intersection with Fairhaven Pkwy. should not be opened to service this area. Street trees shall be incorporated into any street improvements associated with this project.

Clearing should be minimized. Large mature trees should be incorporated into the final site design and should be replaced if diseased or damaged.

A 40-foot “native vegetative buffer” shall be provided along the southern border of the site. A covenant shall be filed restricting ground disturbance and tree removal in this area.

A 40-foot buffer shall be provided along the western border. The landscape plan for the site shall provide plantings in this area, which include a mix of tree species (including evergreen trees) to adequately buffer the trail along 14th St.

Setbacks shall be as follows:

North: 15 feet from the centerline of vacated Cowgill.

South: 40 feet setback from the southern property line.

East: 10 feet from the eastern property line.

West: 40 feet from the western property line.
